Will restoration stop my roof leaking?

It will if the leak comes from failed pointing, cracked tiles or a bad valley, since those are repaired as part of the process. It will not fix a structural or design fault.

Can terracotta tiles be painted?

We do not recommend coating terracotta. The glazed surface is already weatherproof and coatings tend to peel. Terracotta roofs are better served by repairs, re-pointing and a careful clean.

Can you restore a Colorbond or metal roof?

Yes, provided the sheets are not rusted through. We treat corrosion, replace failed screws, reseal laps and penetrations and apply a compatible coating. Perforated sheets are replaced.

Do I need to be home during the work?

Usually not. We need access to the roof and an outside tap. We'll confirm arrangements before starting and send photos when the job is complete.

What happens if it rains during the restoration?

Work pauses. Coatings and pointing need dry conditions to cure, so we schedule around the forecast and resume when the roof is dry. Your roof is never left open to the weather.

Our roof restoration process, step by step

1. Inspection — we get on the roof, photograph every fault and explain whether restoration, repair or replacement makes sense
2. Repairs — broken, chipped and slipped tiles are replaced; rusted valleys and failed flashings are repaired or replaced
3. Re-bedding and re-pointing — failed ridge and hip mortar is re-bedded and re-pointed with a flexible pointing compound that tolerates movement
4. Cleaning — a high-pressure clean removes moss, lichen and loose, oxidised surface material
5. Priming — a primer or sealer coat is applied so the membrane bonds properly
6. Protective coating — membrane coats are applied to suitable tile or metal roofs
7. Final check — gutters cleared, downpipe flow checked and completion photos supplied

Roof types we restore

Concrete tiles: the most common restoration in Sydney. Concrete becomes porous with age, and restoration renews the surface, which slows moss growth and reduces water absorption.

Terracotta tiles: glazed terracotta is already weatherproof and generally should not be coated. Restoration here means tile repairs, re-bedding, re-pointing and a careful clean rather than membrane.

Metal and Colorbond: restoration means treating surface corrosion, replacing rusted screws and washers, resealing laps and penetrations, and applying a compatible protective coating. Badly perforated sheets are replaced, not painted over.

Restoration vs repair vs replacement

If tiles are widely delaminating, battens are rotten, or the roof leaks in several unrelated places, coating the surface will not solve those problems. In that case replacement is the more economical decision, and we will say so at the inspection rather than sell a restoration that will not hold up.
